The company currently manages about 6,000 bed spaces in Los Angeles, Irvine, Seattle, Philadelphia, Pittsburgh, Tucson, Austin, San Francisco, and Berkeley.
The On-site Property Manager , assists the property management office with various aspects of Tripalink Property Management. The On-site Property Manager is called upon to function in the following areas:
Description:
Supervisory responsibilities and strategic planning
Coordinate day-to-day operations of Maintenance Department
Leasing and showing property to prospective tenants
Focus on customer service and promotion of quality living experience for Residents
Ownership of and responsibility for duties related to Stakeholders, Residents and Vendors needs
Facilitate timely response to Maintenance Department requests; coordinating with Vendors, Team Members and Owners
Timely communication with Stakeholders regarding Emergency Work Orders and other situations outside of usual business hours and operations
Advise for planning, budgeting, scheduling, preventative maintenance and capital improvements
Take ownership of turn-over maintenance process; to include but not limited to, inspection of vacated properties within 2 business days, documenting needed repairs and scheduling with vendors, monitor quality control, keeping accurate records and documentation
Assist with scheduling and coordination with Property Management Department
Perform exterior/interior property inspections on a regular weekly scheduled basis
Inspect properties before move-in and after move-out
Coordinate work orders with Vendors, Maintenance, Team Members, Stakeholders and Residents
Advise Stakeholders for planning, budgeting, scheduling, preventative maintenance and capital improvements
Obtain bids from Vendors and supervise Contractor work
Prepare, review and close out invoices / work orders accurately in accordance with established guidelines
Manage Vendor procurement and relations
Timely reporting of key metrics
Promote and participate in Company-sponsored training
Occasionally required travel to local outside locations as needed
Maintenance
Required to make daily rounds of property looking for safety concerns, maintenance items, lighting, cleaning needs, and lease violations.
Initiate positive resident contact. Maintain general grounds by picking up paper and debris around dumpsters, etc.
Make sure the landscaping/cleaning crews are doing their job. Check for broken windows/doors or any signs that a unit has vacated.
Work closely with the Maintenance Supervisor to monitor and schedule all maintenance activity.
Maintains records on all aspects of management activity on a daily, weekly, and monthly basis.
Submits required reports to corporate offices on a monthly basis.
Safety
Reports all liability and community incidents to the corporate office immediately.
Reports suspected situation to local PD and corporate office immediately.
Participate in semiannual smoke detector checks as scheduled.
Assist with building fire drills as needed.
Resident Relations
Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, etc.
Review/Post all notices to vacate to determine the cause of the move-out. Responding to minor emergencies, e.g., lockout, etc.
Notify the corporate office/911 of any more serious emergencies, e.g., fire, break-ins.
Check the mails/packages 1 time on weekdays and 1 time on weekends and put the package at the door of the corresponding unit if nobody pick up the package for a day.
Make suggestions for facility and policy enhancements as needed or requested.
Terms of Employment
Must be eligible for the area in which assignment is to be made. Must be capable of responding to any issue or concern, whether on call or not, at any time.

All dealings with residents should remain confidential. The On-site Property Manager should show respect for the rights of residents, colleagues and supervisors at all times. Sensitive information must be submitted or shared with supervisors in a timely manner. Colleagues will receive information when a “need to know” situation exists. Need to know situations will be determined by your supervisors. Residents have the opportunity to discuss situations and incidents with other residents, however, The On-site Property Manager is not permitted this privilege. Tenants’ records, with the exception of directory information, are required to be kept confidential. Information about hearings and violations are not to be disclosed by The On-site Property Manager. Situations that may arise concerning The On-site Property Manager are also confidential. Confidentiality is applicable in all areas of your position and also when you are not in the work context. Whether you are in your area with other residents, with fellow staff members, and need to keep certain information confidential in order for our community to function properly. All residents have the right to have their situations handled professionally and confidentially at all times by The On-site Property Manager.
